Selling Advice
Here are a few important points to consider when selling your property. If you need further advice then please do not hesitate to contact us.
'Top of the range'
When selling, your property has got to look the top of its range - it's that simple. Prospective buyers will be looking at everything in their price range so make sure yours competes or it will be left on the shelf. Perhaps do some research and see what the same money could buy you in a mile radius. Above all, see your property through prospective buyers' eyes.
Under Pressure
However strong the temptation, resist the urge to follow your agent and prospective buyer around the house. You might think it's important to point out the new floor in the bathroom or the new dishwasher but it's a sure fire way to rush a buyer out of the door. Instead, keep them there as long as possible by letting the agent show them around - or, even better, leave them to it completely.
Vital Info
Know your stuff! It is advisable to get ahead of the game and provide your agent with a list of vital information such as how long ago you installed the boiler or any other information that you think might help a buyer make a decision.
Board or No board?
Boards - Sellers may not like the look of a for sale board on their property, but they love the exposure they bring, but it is a fact that most estate agents' enquiries are generated through boards.
The price is right
We always strive for the best price for our clients, however, if we have done everything we can and your property still isn't selling then take action! It is not always the case, but if your property is pitched too high for its condition, then a price reduction may have to be considered. Remember a property is only worth what someone is willing to pay for it!
Registered Buyers
When selling your home the key task for your estate agent is to tell as many people about your property, as quickly as possible.
As soon as you put your property on the market with us, our full integrated software seeks out suitable buyers and provides them with details about your property.
